How fast can I close a VA loan in California?

Do I need a down payment for a VA loan?

No. Veterans with full entitlement pay $0 down regardless of purchase price. Full entitlement means you have no other active VA loan and no previously unpaid VA loan default. Most first-time VA buyers qualify for full entitlement.

Can self-employed veterans qualify for a VA loan?

Yes. Self-employed veterans qualify using two years of tax returns and Schedule C or K-1 documentation. For those with complex income, we also offer Non-QM bank statement loans, 12 or 24 months of deposits used to verify income.

What credit score do I need for a VA loan in California?

The VA has no official minimum credit score, but most lenders set overlays at 580–620. We work with wholesale lenders at different credit tiers to find the right fit. The VA’s residual income test can help qualify borrowers conventional lenders would decline.

What is a VA IRRRL and do I qualify?

The VA Interest Rate Reduction Refinance Loan (IRRRL), also called VA streamline refinance, lets you lower your rate with minimal documentation and no appraisal. You must have an existing VA loan on the property and the new rate must be lower than your current rate.
